Making a Payment

Paying your rent should be fast and simple. On this page we will talk about everything you need to know about payments, from various payment options and when payments are accepted, to how to make your first payment and partial payments.

Generally, unless otherwise specified in your lease agreement, rent payments are due by the 5th of each month or late fees, of which are outlined in the Resident Agreement will apply and be due upon delivery. Payment Options

Bank Account and Auto Pay

Have your rent automatically deducted from your bank account each month without the convenience fee. Simply enter your bank account and routing number and your rent will be paid on time, every time.

Pay by Check

We happily accept checks of all kinds. Be sure to leave enough time for the payment to arrive prior to the due date as to not incur a late fee. Please make checks out to “Avantgarde Senior Living, Att: Accounts Receivable Dept., 5645 Lindley Avenue, Tarzana California, 91356”

Pay by Credit Card or ACH Transfer

We accept credit card and ACH payments. Simply click “Payment”, and follow the instructions from there. Please note: before paying by credit card, please read the “Paying by Credit Card” section below.


Payment Due Dates and Late Fees

Generally, unless otherwise stated in your lease, rent payments made after the 5th of each month are considered late and will be assessed a $75 late fee, each day after the 5th in addition, a 10 percent penalty on the gross monthly fee will be added. Payments made through our online systems are accepted 24 hours a day, 7 days a week.
*We now accept partial payments at any time. If you are unable to pay your entire rent for the month, please reach out to us at Ctrejo@agsliving.com

Making Your Payment

Once you sign your lease agreement, you’ll have the option to make a payment through all options outlined above, including the community fee and security deposit.
You will be sent a cost sheet which will detail your move-in charges. You’ll then need to enter in the pro-rated rent and any other fees listed as a “one-time payment” and make your payment.
IMPORTANT: Before paying by credit card, read the “Paying by Credit Card” section below to help ensure your payment is successfully processed and you avoid missed payments, delayed move-in dates, and late fees.

To make your payment:

1. Visit AvantGardeSeniorLiving.com/ and click “PAYMENT”.
2. Select the Location where the residence is located.
3. Enter the amount on your statement, enter your email, statement #, and resident name.
4. Select Credit Card or Bank Account (for ACH payment), then enter your payment details
5. Submit your payment

PLEASE NOTE: Move-in funds must be paid at least four (4) days prior to your move-in date. Payments made less than four (4) days prior to your move-in date must be made by credit card* or with certified funds (cashier’s check, money order) which must be overnighted to 5645 Lindley Avenue, Tarzana CA, 91356. With your payment, be sure to include your name (name of the resident), and your phone number. Please take a photo or make a copy of your payment for your records.

* A 3.5 percent Convenience Fee will apply to each payment made by credit card.


Paying by Credit Card

Paying by credit card is a convenient and secure way to make a payment. However, these payments can also fail to process which can keep you from making your payment on time or accessing your home on your move-in date.
The three most common reasons a credit card payment may not go through are:
• The credit card or account’s daily spending limit is exceeded.
• The payment plus the current balance on the card exceed the card’s balance limit.
• The payment is for an amount that’s higher than is typical for the card, and the payment is flagged by the credit card company as potentially fraudulent.

Before you make a payment by credit card, be sure to:

1. Check your daily spending limit to make sure your payment does not exceed it.
2. Check your current balance to make sure that the payment will not take the card balance over the maximum balance amount.
3. Most importantly, contact your credit card company or financial institution in advance and notify them of your planned payment. If financial institutions are aware of the payment in advance, they can prepare your account and avoid questions of fraudulent activity.

Please note: A 3.5 percent Convenience Fee will apply to each payment made by credit card.
